YOU HAVE CHOSEN TO APPLY WITH A COMPANY THAT USES APPFOLIO TENANT SCREENING TO ATTEMPT TO DO A BACKGROUND CHECK ON YOU, IF APPLICABLE. APPFOLIO TENANT SCREENING IS LOCATED AT:

PROSPECTIVE TENANTS HAVE THE RIGHT TO OBTAIN A FREE COPY OF THE CONSUMER REPORT IN THE EVENT OF DENIAL OR OTHER ADVERSE ACTION, AND TO DISPUTE THE ACCURACY OF INFORMATION APPEARING IN THE CONSUMER REPORT.

 

DURING THIS PROCESS, APPFOLIO TENANT SCREENING MAY ATTEMPT TO CONFIRM/VERIFY YOUR EMPLOYMENT, RENTAL, CRIMINAL AND CREDIT HISTORY, EITHER THEMSELVES, OR USING AN OUTSIDE AGENCY, IF APPLICABLE. WE MAY ALSO PROVIDE A SUMMARY OF YOUR REPORT (BASED ON WHAT WE WERE ABLE TO VERIFY) TO THE COMPANY YOU APPLIED TO, TO HELP THEM MAKE AN INFORMED DECISION.

 

ALL REPORTS ARE WORKED ON FOR 4 BUSINESS DAYS. IF THERE IS LACK OF RESPONSE ON ANY OR ALL OF YOUR EMPLOYERS/LANDLORDS, WE WILL STOP PROCESSING AFTER THE 4TH DAY. HOWEVER, AFTER THE 4 DAYS, IF YOU WOULD LIKE US TO RE-OPEN AND CONTINUE PROCESSING YOUR APPLICATION FOR AN ADDITIONAL 3 DAYS TO CONFIRM THIS INFORMATION, A $10 FEE MAY BE APPLICABLE. LACK OF INFORMATION/RESPONSE, OR NOT VERIFYING INFO, DOES NOT CONSTITUTE A PARTIAL OR FULL REFUND. ONCE APPFOLIO TENANT SCREENING HAS MADE THE ATTEMPTS TO VERIFY, THERE IS NO REFUND.

 

YOU MAY BE ASKED FOR SUPPORTING DOCUMENTS FOR EMPLOYMENT, RENTAL, COLLECTIONS ON CREDIT, ETC, THIS ALSO DOES NOT CONSTITUTE ANY FULL OR PARTIAL REFUNDS. SEE BELOW FOR FURTHER APPROVAL/DENIAL DETAILS THAT PERTAIN TO THE COMPANY YOU APPLIED TO.

 

APPLICATION WILL NOT BE ACCEPTED FROM APPLICANT(S) WHO APPEAR INTOXICATED BY ALCOHOL AND/OR DRUGS DURING THE APPLICATION PROCESS. APPLICATIONS WILL NOT BE ACCEPTED FROM APPLICANTS(S) WHO ARE HOSTILE, THREATENING, LEWD, OBSCENE OR VULGAR DURING THE APPLICATION PROCESS. OBSCENE, LEWD, VULGAR, HARASSING OR THREATENING BEHAVIOR SHALL BE GROUNDS FOR TERMINATING THE SCREENING PROCESS AND REFUSAL TO ACCEPT APPLICATION.


INCOMPLETE, FALSE, AND OR MISLEADING INFORMATION IN THE APPLICATION OR APPLICATION PROCESS IS GROUNDS FOR DENIAL. IN THE EVENT THAT THE OWNER OR MANAGEMENT DISCOVERS FALSE OR MISLEADING INFORMATION AFTER OCCUPANCY, LANDLORD RESERVES THE RIGHT TO TERMINATE TENANCY AS ALLOWED BY LAW.

IF YOU ARE APPLYING FOR A WAITING LIST PROPERTY, YOU HERE BY AUTHORIZE APPFOLIO TENANT SCREENING TO RUN YOUR APPLICATION UPON YOUR NAME COMING UP ON THE LIST (EVEN IF YOU SIGNED YOUR APPLICATION MORE THAN 90 DAYS IN THE PAST) YOU ALSO UNDERSTAND THAT YOU MAY NEED TO PROVIDE UPDATED INFORMATION WITHIN THE 4 DAYS WE RUN YOUR APPLICATION, OR IT COULD RESULT IN THE $10 RE OPEN FEE. UPON THIS TIME, IT IS YOUR RESPONSIBILITY TO PROVIDE ANY AND ALL NEW CONTACT INFORMATION, HOWEVER WE WILL ATTEMPT TO REACH YOU BASED ON THE INFORMATION FROM THE APPLICATION TODAY. Below are details to our rental criteria:

Documents Required


Proper identification. If married, possibly proof of marriage. If discount applies and upon signing a lease, you will need to provide a copy of your social security card & photo id to the proper representative (this is required under the "FCRA" act).

 

Automatic denials are based on the following:

  • Criminal conviction history (Charges are looked on a case-by-case basis) any conviction that reflect "a threat to the community/area" may be grounds for denial.
  • More negative than positive credit
  • Bankruptcies in the past 7 years
  • Evictions in the past 7 years
  • Falsification on the application
  • Lack of information when filling out the application/lack of response if more info is needed

 

IF YOU ARE APPLYING WITH A ROOMMATE, IF ONE OR ANY OF THE ROOMMATES ARE DENIED, ALL ROOMMATES THAT APPLIED WITH THAT INDIVIDUAL WILL ALSO BE DENIED/NO EXCEPTIONS.


Each application may be looked at in the following way:


Employment history, rental history, credit and criminal history.

 

Minimum Requirements are as followed:

  • Income being 3 times the tenant’s portion of the rental amount (self employment will require 2 years of tax returns)
  • Min. Of 1 year verifiable rental (legal lease agreements only/not verbal agreements)
  • Positive credit history (min: more positive than negative)

 

Co-Signer's Requirements Below:

  • 4 times rental amount
  • Verifiable/garnishable wages
  • Positive credit history (no collections or charge off/late pay history in past 3 years)
  • No evictions
